- New apartments and mixed-use developments
- Period properties and listed buildings
- Older terraced houses
- Sites in financial difficulty or with previous issues such as defective leases or missing information
- Peppercorn or no rental income properties
- Probate properties
- Portfolios
- Company purchases
- Short leases (anything under 80 years)
Why Invest In Ground Rents?
A ground rent lease is an excellent long term investment and we are prepared to retain low returns in early years in the hope of growth in the future. We are aware of the pitfalls of a ground rent investment which often cause people to sell, such as the ground rent scandal with ground rent doubling every 10 years. However, as specialists in this field we are able to deal with the many issues that might arise.
- Arrears in ground rent and maintenance charges
- Payment refusals
- Legal enforcements
- Lengthy correspondence for relevantly small returns
- Poor initial return on investment
What Are Ground Rents?
If you own a long lease on a property in the UK you will usually pay rent to the freeholder or landlord of the property; this is known as Ground Rent. The ground rent lease should dictate how much rent is payable and when. Ground rent is most often low and usually in the region of £50 per year. The frequency of ground rent payments vary from monthly, quarterly and annually.
Ground rent can be fixed or escalating. If it is fixed it means that it cannot increase or decrease throughout the term of the lease. Escalating Ground Rents will increase during the course of the lease. The lease will specify if there is a ground rent increase and by how much.
